Provident funding uses appraisers that will intentionally underestimate the value of your home, thereby transferring more risk to yourself. There is nothing wrong with the home owner taking more of the risk of default, but on average, the low appraised value will force you to put more than you expect to make the 20% equity threshold. Provident will give you a good rate, but the underwriting is more painful than average. More importantly, you need to be prepared for a very low appraisal value - especially in a fast rising market.
